The Science of Psychrometrics in Structural Drying
Structural drying is not simply aiming high-velocity fans at wet surfaces; it is an applied engineering science known as psychrometrics—the study of thermodynamic properties of moist air. When an 80-gallon water heater ruptures, water saturates hardwood, drywall, concrete, and framing lumber. Returning these porous building materials to their baseline moisture content requires manipulating ambient temperature, relative humidity, and air velocity to pull bound moisture out of solid materials into the vapor phase.
The Standard 3 to 5 Day Drying Timeline
Under professional conditions utilizing Low Grain Refrigerant (LGR) dehumidifiers and axial air movers, typical residential drying takes between 3 to 5 days:
- Day 1 (Extraction & Stabilization): Removal of standing water, extraction of soaked carpet pads, and establishing a closed drying environment.
- Day 2 (Surface Evaporation): Rapid moisture evaporation from surface drywall and finish flooring; daily moisture tracking logged.
- Day 3 (Deep Core Moisture Extraction): Pulling bound moisture from deep inside structural 2x4 framing studs and subfloor layers.
- Days 4 to 5 (Verification & Clearance): Pin-probe moisture readings verify that framing is below 12% moisture content before equipment is demobilized.
